THE ROLE

Reporting to the Vice President, Development, the successful candidate will fill the 1-year contract position of Development Manager at our 40 University Ave, Toronto office. The Manager, Development will be accountable for the successful implementation of complex development and re-development projects including Planning, Engineering, and Construction from site selection to completion, through coordination with various parties.

The Manager, Development will have extensive experience relating to the development of office, industrial and retail projects including: the selection process for consultants management of the design process, oversight of all required permitting and municipal processes, understanding of project proformas, strong reporting skills.

WHAT WILL YOU BE DOING?

Development Management

  • Oversee the management of multiple large scale multi-faceted development projects (usually between $5M$100M) with a high degree of complexity including development, redevelopment, and large-scale capital improvement projects.
  • Oversee, manage, and negotiate contract terms for the retention of design consultants and other necessary legal documents to complete the development projects. Ensure contractual obligations are adhered to.
  • Maximize fee revenue opportunities and minimize risk through the optimization of project responsibility and overhead control.
  • Provide a high level of client service to both internal and external clients through continual improvement of knowledge through training and continued education.
  • Accelerate development cycle times to enhance return on investment.

Reporting:

  • Preparation and submission of detailed monthly and quarterly financial reports and project status reports for development projects and provide any other reporting as may be required by .
  • Review and assist Leasing with construction budgets and lease language requirements pertaining to leasehold improvements within development projects.
  • Manage and review development proformas for projects and be accountable for status reporting.

Municipal Planning:

  • Establish and maintain superior business relations with municipal and governmental agencies to foster timely development submission reviews and favorable decisions that will benefit the development projects schedule.
  • Oversee timely procurement of all necessary municipal approvals with respect to land use, subdivisions, development permits, building permits, off-site servicing agreements and other required permits.
  • Coordination with key project consultants to develop municipal approvals strategy.

To fulfill this role successfully, you should demonstrate the following minimum qualifications:

  • Education required is a University degree or equivalent in a related field.
  • Minimum five (5) years of commercial real estate with an emphasis on the execution of development projects.
  • Experience in compiling and submitting OPA/ZBA, SPA, Minor Variance and Severance applications in Toronto and surrounding GTAH municipalities.
  • Strong project management, planning and analytical skills.
  • Experience in contract negotiation and administration.
  • Proficiency in development pro forma modeling.
  • Experience with AutoCAD, Sketch Up, Adobe Suite and Argus is a plus.
